A Melbourne eastern suburbs mansion priced at $65 million to $70 million is the most expensive home ever to come on the market in Victoria.

The colossal estate at 17 St Georges Road in Toorak is a few days away from officially launching and photos have not yet been released.

However, agency Marshall White on Thursday confirmed the address, named Toorak House, will carry a price guide of $65 million to $70 million.

If the 7854-square-metre property achieves that sum, it will obliterate the Victorian residential real estate record.

The Victorian price benchmark is the $52.5 million paid for Stonington mansion in the neighboring suburb of Malvern, which changed owners in 2017.

Toorak House, a 1939 Georgian Revival estate, was once used as Victoria’s Government House, and was last sold in the 1970s.

St Georges Road in Toorak is one of the elite streets of Melbourne. Mansions of monumental size and luxurious design line the boulevard, which runs between the main arterial of Toorak Road and the Yarra River.

Behind high gates, botanic gardens unfold at number 17, with a discreet entry and a long driveway for privacy and security. The mansion itself is set far back from the street.

The established gardens include a tennis court, a Victorian glasshouse and separate guest house.

Marshall White director Marcus Chiminello will manage the expressions of interest campaign, which will close on August 8.

Chiminello is also handling the $18 million to $19 million listing of Virgin Australia boss Jayne Hrdlicka’s Hawthorn mansion.

And Chiminello was a listing agent for the property that achieved the Australian record auction price, also in Toorak, in October last year.

The $43 million dollar home at 47 Lansell Road, renovated by international designers, is the most expensive property ever sold under the hammer.

It also set Toorak’s suburb price record, but with 17 St Georges Road in the stratosphere of the prestige market, that is poised to be well and truly eclipsed.
